The above Broker hereby wishes to register the above Client as a potential Purchaser of the following Auction being conducted by the Auction House of Connecticut, LLC:

971 Hoop Pole Road - Guilford, CT

Auction House of Connecticut, LLC agrees to pay the registering licensed Connecticut Broker, on the following terms and conditions, a commission of 2% of the High Bid Price, not the Contract Sales Price, if the above registered Client is the High Bidder and closes on the property within 30 days of the Auction Sale Date. All commission shall be paid at closing.

Broker/Realtor understands that in order to qualify for the commission, this registration form must be received by the Auctioneer 24 hours prior to the Auction Sale Date & Time. Broker must attend any previews with his/her Client as well as attend the Auction Sale with the Client. To be eligible to bid, Client must present to Auctioneer, a $25,000 certified or bank check made payable to the Client. Client must also sign a Bidder Registration Form and receive an Auction Bid Card prior to the Auction Sale. No oral registrations accepted. If the Client is the successful High Bidder, Client will endorse the $25,000 deposit check over to the Auctioneer and sign the purchase & sale agreement immediately. Within 5 Business Days, Client must turn over to Auctioneer a 2nd deposit, which when added to the $25,000 equals 10% of the Contract Sales Price. If 10% of the Contract Sales Price is less than $10,000 than no second deposit will be required.

Auctioneer and the Listing Agent represent the Seller exclusively. Broker/Realtor understands and agrees that he/she is representing his Client, the Purchaser and not the Seller. Also, Broker/Realtor shall hold harmless and indemnify Auction House of Connecticut, LLC, the Listing Agency and the Seller from any and all claims, costs, or expenses, including reasonable attorney's fees, which may arise out of any actions or in actions or representations made by the Broker/Realtor in connection with the sale of this property.

A perspective purchaser that has previously been in contact with Auction House of Connecticut or the Seller concerning the subject property will not be eligible as a client for any Broker/Realtor.

The property is being sold "as is ", "where is" and "with all faults". The Clients complete inspection of the property by your Client's expert's prior to the commencement of the Auction Sale is encouraged. Conduct of the Auction and increments of bidding are at the sole discretion of the Auctioneer. Seller and Auctioneer reserve the right to refuse admittance to or remove anyone from the Auction for any reason, including but not limited to interference with Auction activities, creating a nuisance, canvassing or soliciting.

Announcements made from the Auction Block prior to the Auction Sale supercede all previously written material.

A 5% Buyer's Premium will be charged on the High Bid to establish the Contract Sales Price. All Real Estate commissions are a percentage of the High Bid Price. Please see Terms and Conditions for further information. The charge of the 5% Buyers Premium in no way creates an agency relationship with the Purchaser and Purchase acknowledges that the Auction House of Connecticut, LLC and the Listing Agent are Agents for the Seller.

No principals shall collect a commission.
